What Utilities Would I Be Responsible For?

Tenants pay for gas and electricity.  Landlord covers water, sewer, garbage, lawn care, and snow removal.  One of the tenants will need to call Mid-American Energy at least a week before the lease starts and ask that service be put in your names on the date of the lease starting or the Friday prior of the lease starts on a weekend as they are only open weekdays.  Internet is not provided by the landlord, most tenants go with Mediacom if they choose to purchase it on their own.

How Can I Request a Showing?

You can email us at info@majorservicesproperties.com or text us at (563) 265-0957 to arrange a time.  In your initial message, please let us know some days and times that work well for your group. Generally, weekdays between Noon and 1pm and after 4pm are good for us.  We can sometimes do showings over the weekend as well.  We prefer to give the current tenants at least 24 hours’ notice of a showing.

Can I See a Sample Lease?

Yes, you can view one here.  We simply fill in the places where it says {INSERT ….} with relevant information about the property or renters when it comes time to sign the actual one.

How Do I Move Forward with Renting the Unit?

We do not do an application process for student renters.  We simply need to know the names and email addresses of everyone who will be living there so that we can fill out the lease and get everyone set up in our online tenant portal.  We will email everyone a copy of the lease and login information for our tenant portal.  Then everyone needs to login to the tenant portal and pay their share of the security deposit (which is the same as one month’s rent), and one person in your group needs to coordinate everyone getting together to sign the lease, and then scan and email it back to us.  Only once we have a signed lease and full security deposit, do we take the property off the market.  The security deposit acts as both a security deposit and a holding deposit.  If you were to later back out and say you no longer wanted to rent the unit, we would keep the security/holding deposit.  When you move out, provided the unit is thoroughly cleaned and there is no damage, you will get the security deposit back.

Do I Have to Pay Rent Over the Summer if I am Not Here?

Yes.  Our leases are for 12 months.  We understand that this may not be convenient for you, but if you don’t live there for 2 months it’s not like we can find someone else to stay there just for that time.  We want to rent to someone in which we will get 12 months of rent, not 10.  In the rare event that we don’t have a unit rented by June 1st, we may consider a shorter lease starting in August.

How Quick do the Properties Get Rented Out?

We start getting inquiries for showings as soon as the school year starts for the following school year. Meaning in August and September, people are looking to secure their housing for June the following year.  Most years our properties are leased out by Thanksgiving.

Will You Hold a Property for Us?

No.  If we hold a property and then you end up not wanting it, we then missed the opportunity to rent it to someone else.  If you are series about wanting a property you need to sign a lease and pay the security deposit.  Then it is effectively held for you as we take it off the market and stop doing showings.

Do I Need Roommates?

Although our properties are advertised with a price per room, generally it is a group lease that is signed.  In general, we expect you to have found your roommates prior to looking at a property.  On rare occasions we will rent out a property by the room.  If we do this, we will only rent out rooms to Augustana students, so although you may be living with someone you are unfamiliar with, they at least go to the same school.  Usually, the only time we will allow for a per room rental is when we have an open unit still when it is very close to the start of school.  Under this situation, if you and other roommates end up not getting along that is not our issue.  We do not want to have to be the judge and jury on things like who isn’t doing their fair share of cleaning or leaving dishes in the sink.  We will only get involved if there is illegal activity or violation of a lease term happening.  Another consideration is that if you choose to rent a single room and the other rooms do not get filled, you will have to pay a higher portion of the utility costs (gas and electricity) rather than split them amongst multiple people.
